Purchasing a home can be stressful at the best of times but it can also be very rewarding; the final outcome depends very much in the previous preparation every buyer should do and in the quality of counseling and advice the buyer can... obtain before initiating the purchasing, during negotiations and the final closing date.My case was further complicated, because I am a foreigner and I was buying a property in Colombia for the first time. There were several issues regarding the purchase I did not know or they were different to what I was accustomed to back home. Furthermore, my spouse and I did not research or seek for counseling and advice before hand.We were looking for properties and we knew that eventually we will end up purchasing something near the Guatapé / el Peñol areas, but failing to prepare ourselves properly for that commitment was definitively an error in our part.After several visits to the embalse, we made contact with: Terra Nova Finca Raíz and one of the representatives took us to visit several properties in that area. When we came across the propertywe finally purchased, it was love at first sight and we forgot all about the work and minute details it represents the purchase.We were fortunate to have made contact with Terra Nova Finca Raíz and its representatives, first with adviser Juan Carlos Londoño and later and for the entire duration of negotiations and final purchase with adviser Andrés Felipe Rico.It was a long and sometimes tedious and tense negotiation; it was not an easy one. I cannot say enough about Andrés knowledgeable, skilled and professional approach to every single step of this transaction.Everything became more complicated because of the pandemic and also the distance, I live in Ontario, Canada. A good part of the transactions were made via Internet, emails and messaging and Terra Nova Finca Raíz was up to the task.I would like to point out that Terra Nova was actually representing the seller and not us the purchasers; still, they managed to keep a balance and fairness from the beginning to the very end.We are very thankful for their cooperation, advice and hard work. Terra Nova were very helpful in finding my wife and I a Finca in the Penol/Guatape area. This was our second visit to the area in a few months and decided we would like to live here. We contacted Maria and Juan Carlos who showed us seven... properties and then the absolute perfect one for our needs. Once we had decided on a property then came the legalities and the paperwork. Andres helped us all the way and was extremely helpful in explaining the whole process. I have bought and sold several lots with Terra Nova. They are honest, very knowledgeable of the area & real estate laws. Buying land or a finca in a rural area is way more complicated as there are discrepancies with boundaries or the... actual size of land versus what the escriptura shows. Terra Nova will help verify all of this for it's clients before putting a deposit down on the land. He comprado y vendido varios lotes con Terra Nova. Son honestos, muy conocedores del área y las leyes de bienes raíces. Comprar tierras o una finca en una zona rural es mucho más complicado ya que existen discrepancias con los límites o el tamaño real de la tierra en comparación con lo que muestra la escriptura.
